Unlike most other real estate offices, we have access to all of our files 24/7 and don’t need to be in the office to find any of your documents.

Online Inspection Booking and Enquiry System
No tenant is ever missed as our automatic response system replies within minutes to all online enquiries received. Questions are answered and inspection times are sent to all prospective tenants allowing them to register for upcoming inspections.

Digital Agreements
All of our agreements are digitally produced in PDF format and sent through DocuSign for digital signatures. Reminder emails are automatically sent to ensure no signature is missed and once all parties sign, everyone automatically receives a copy of the completed document.
Digital Ingoing/routine/outgoing reports
We use Inspection Manager to provide the best most comprehensive inspection reports. This app produces a detailed report of your property, including up to 400 photographs for your reference, allowing us and you to easily compare the condition of the property from when the tenant moved into them vacating.

Amended legislation which was passed back in 2018 by the Andrews Government came into effect on 29th March 2021 - the day after the Covid19 Emergency Legislation and rental moratorium ended.
One of the main changes to the legislation is the terminology that is used whereby Tenants’ will be known as ‘Renters’ and ‘Landlords’ will be known as ‘Residential Rental Providers’. Below we will provide an update in regards to some of the most important aspects of the changes to:
Changes as ammendments to tenancy legislation is always a top topic in politics and our team is in consulation with real estate bodies and authorities to ensure that any legislation is fair to both the renter and rental provider. Without our continued lobbying as Real Estate Institute of Victoria (REIV) members, the system of investment property ownership is becoming even more difficult for the rental provider.

It may be a flood at 2AM, or a full power outage, what ever it is, you will be accountable and, in some instances, legally obligated to act when and where it may occur.

Depreciation of an investment property is one of the best tax breaks available to property investors, but you’ll need a Depreciation Schedule in order to claim it.
There are two types of depreciation allowances available to investors:
In order to create a Depreciation Schedule, you’ll need to schedule a site inspection with a qualified quantity surveyor if your investment property was built after 1985 and / or the costs of construction are unknown. This is a requirement of the Australian Tax Office (ATO).
The best time to create a property Depreciation Schedule is as soon as you settle a purchase on an investment property or before your Tenant moves into the property. Having this conducted immediately after settlement is most ideal, as this way the Depreciation Schedule will provide the most accurate values and reduce potential disruptions for any Tenants that may be moving into the property.
You should also create a Depreciation Schedule before and after any scheduled renovations on income-producing properties (investments), as renovations may provide significant tax deductions to you as the Landlord (or your company or superannuation fund).
The cost of preparing your Depreciation Schedule will vary depending on the type of investment property purchased, where it’s located, its size and various other factors. However, don’t let costs deter you as you can potentially gain thousands in tax breaks.

Allowing the outgoings of your investment to be paid through your rental income will make it easier for your accountant to work out your income and expenditure on your investment.
Everywhere Real Estate can arrange to receive your council rates, water rates and owners corporation bills, and enter them for payment from your rental income. At the end of the Financial Year, you’ll receive a detailed statement of all your income and property expenditure which your accountant can easily read.

New rent reforms introduced by the Victorian Government has made it compulsory for Landlords to have all smoke alarms across investment properties serviced annually.
Electrical and gas safety inspections and services will be the latest requirements for Landlords to also undertake, and are currently being reviewed for implementation during 2021.

An explanation of the basic fees charged for Property Management services by Everywhere Real Estate.
Note that not all fees will be applicable to you and your rental property, so please ensure to discuss this further with our friendly team to clarify. Furthermore, any fees charged for the management of your investment property by Everywhere Real Estate are fully tax deductable, contributing towards your annual property tax returns
A monthly fee charged as a percentage on rent received for services provided during the ongoing property management of the property. This will cover elements such as collection / receipt of rent, management of ledgers, follow-ups with Tenants, managing maintenance, conduct of comprehensive Routine Inspections, data management, compliance management etc.
A one-off fee charged at the beginning of a new tenancy which include services such as comprehensive Ingoing Report inspections, reviewing, vetting and processing applications, negotiating lease terms, preparing Lease Agreements, Bond lodgement with RTBA, critical services tenancy transfer management and general preparing of the property for new tenancy.
A one-off fee to advertise your property when searching for a new Tenant. Advertising includes photography of your property and editing of images where necessary, creation of advert for online advertising onto popular property websites / portals, submission of your property to perspective Tenants within our database, coordination and supply / installation of advertising billboard at property (where permitted), and conduct and upload of 3D photography and virtual tour at your property.
A set monthly fee charged each time your rental statement is printed and sent to you.
Fee for your End of Financial Year report (Income & Expenditure Statement) which your Accountant will be able to utilise when completing your annual tax return.
In the unfortunate circumstances where we need to prepare a case and represent you in VCAT.

Once appointed, it is our job as your Agent to generate energy and interest around your property, and we do this using a range of innovative marketing tools.
Harnessing the power of digital media with virtual tours, video and brilliant photography - we present your property to the world, presenting your biggest investment in the best possible way! Furthermore, we can also prepare beautiful, glossy booklets that are often shared with perspective Tenants and Buyers, creating a physical and emotional attachment which only further increases chances of securing the very best outcomes for Landlords.
Our photography and editing is conducted using the very best technology, often producing high-end magazine quality images and digital videos, which are also used on signboards.
